What is in the Owner’s Kit
- The reel, about 30 seconds, in wide and vertical (for Zillow, Facebook, Instagram and your own page).
- Up to 25 photographs color-corrected and straightened.
- Day to dusk on two exteriors.
- One virtually staged room, labeled, with your original beside it.
- A description of your home to start from, which you edit.
- A one-page flyer with a QR code for your sign or your open house.
- A 20-minute call where I walk you through posting it yourself.
You post your listing yourself, in your own account. I never post, show or sell your home, I take no commission and no fee tied to a sale, and I am not a real estate broker or agent. I cannot promise a sale or a price. Staged, renovated or otherwise edited pictures are always labeled and your original photograph goes with them. You confirm you have the right to use the photographs you send. Your voice, if you want one, is your own recording, never a synthetic voice. Owner and landlord prices are launch prices and are not discounted in October.
A week empty costs more than the video.
A rental that sits vacant for a week costs you a week’s rent, usually more than the video. Landlords list again every time a tenant moves, so the second time is quick and cheaper.

How to photograph your own home.
Ten things that matter most. Use them on any phone, with or without me.
- Clear the surfaces.Put away cords, bins, pet things and anything personal. Counters nearly bare.
- Daylight, lights on.Open the blinds, switch every light on, and shoot in the middle of the day. Skip the flash.
- Turn the phone sideways.Landscape photographs only. Hold it at chest height and keep the walls straight.
- Shoot from a corner.Stand in one corner and aim at the opposite corner, so two walls show. Step back instead of zooming.
- The rooms that sell.Kitchen, living room, main bedroom, bathroom and the yard. Two good photographs of each.
- The front of the house.Mow, move the cars, and shoot straight on in good light. One more at sunset if you can.
- The details.A view, a fireplace, a new roof or furnace, the laundry, the storage. Buyers search for these.
- Twenty to thirty photographs.Lead with the best room in daylight. Delete anything blurry or dark.
- Nothing hidden.Never edit out damage or change a room’s size. Anything staged or altered is labeled, with your original beside it.
- Send me the best ten.I’ll tell you honestly which ones work and which to retake.
Straight answers.
Is the staging fake?
Nothing about your home is invented. Staged rooms, dusk shots and seasons are labeled, and your real photographs always go with them. A renovation preview is for you to decide what to fix. It does not go into your listing.
Will you post it on Zillow for me?
No. You post in your own account and I show you how, in about 20 minutes. Owners can list on Zillow for free. I make the files; I never post, show or sell your home.
What about my voice?
If you want a voice on it, you record it on your phone. I never use a synthetic one.
What if my photos aren’t good?
I’ll say so, kindly, and tell you what to retake. The coaching call fixes most of it.
How long does it take?
About three working days from the day your photographs arrive. Two rounds of changes are included.
Do you take a commission?
Never. It’s a flat fee, paid in two parts: a 50% deposit and the balance on delivery.
